Selling, Renting, and Buying Timeshares
Timeshare Real Estate and Your Next Vacation

Who doesn’t love a vacation? Imagine it now: you are at the beach, listening to the waves lap on the shore, feeling the gentle, salty breeze and the warm sun on your sun-screened face. But at the end of your beach vacation, you’ve just spent all of your vacation money with only memories (however wonderful) to show for it. Memories are great, of course, but with a timeshare, your vacation lodging dollars can bring some value back into your wallet. How? If you stop using your timeshare, you can sell it or rent it out, thereby regaining some of your outlay. That’s not true when you’re paying for a hotel.

You may think “Timeshare? But I don’t want to go to the same place every year!” The beauty of a timeshare is that you can trade or rent your timeshare to open up additional vacation options, while still retaining the stake in your original purchase. Timeshares can actually be a very flexible way to vacation. If you find that you are not using your timeshare weeks, you can rent them out to other vacationers. Many people associate timeshares with beach vacations; however, you can trade for timeshares in the mountains as well—great for ski vacations! There are timeshares for sale in many locations you might not expect, so they actually can make your vacation choices very flexible.

Of course, any real estate purchase, timeshares included, should be thoroughly investigated. Be sure that you are getting a good price, and be aware that although it is possible to resell or rent your timeshare, it is not guaranteed; timeshares can lose value just like the regular housing market. You might check the price you would pay for a timeshare against hotel rates in the area to determine if it will really save you money or not. Be sure to read the fine print carefully to determine whether you are actually buying (and can therefore resell) or leasing from the timeshare association. Also, beware of being pressured into making a timeshare purchase; this should be your decision, and no one else’s. You might even try finding timeshares for rent first, so that you can make sure that buying one is a good decision. If you do make the decision to buy, you can usually save money by buying from a reseller rather than from the timeshare company. Most importantly, enjoy your next vacation, whether you are skiing, surfing, or sitting in the sun.

Sunroom Additions: Bringing the Outdoors In
Sunrooms have become very popular additions to today's home. The design brings the homeowner closer to the outdoors, but with all the coziness and comfort of an indoor room.
